Hamilton Co. plans apartments near Allston’s Packard’s Corner

Harold Brown’s Allston-based development firm Hamilton Co. has plans to further expand its residential reach in Allston.

Hamilton Co. has notified the city of its plans to develop a 114-unit multifamily residential project a block away from Packard’s Corner. The project site spans 3.8 acres at 45-55 Brighton Ave. and 70-83 Gardner St. and encompasses a surface parking lot, an automotive store and a Victorian-style single-family home, which Hamilton Co. plans to incorporate into the new residential development.

Nonagenarian CEO Harold Brown started Hamilton Co. in 1954. When he won a lifetime achievement award from the Institute of Real Estate Management’s Boston chapter in 2012, Hamilton Co. had grown into New England’s largest private landlord.

In a letter of intent filed Friday with the Boston Redevelopment Authority, Hamilton outlined plans to build a four-story, 35-unit property on Gardner Street and a five-to-six story, 76-unit property on Brighton Avenue. The company also plans to restore and renovate the Victorian house at 83 Gardner St. into three units. All of the properties would be connected through a landscaped walkway, and the majority of the units in the new properties are proposed to be two-bedroom units.

“For a number of reasons, it is anticipated that the Gardner Street project will be developed first,” the project team wrote in the letter to the BRA. “The phasing of the proposed project will help ensure lower impacts on the community and allow for more measured growth.”
